The recent acquisition of the Hung Shui Kiu pilot zone for $1.03 billion, while substantial, might not fully encompass the total expenses associated with the development, as highlighted by CBRE. The successful bidder, HSK New Development Limited, secured the nearly 11-hectare Northern Metropolis site by excelling in both financial and non-financial proposals. The consortium, comprising subsidiaries of major corporations such as China Overseas Land and Investment Limited and JD.com, Inc., projects a total investment of around $16.8 billion, aiming to generate over 6,000 employment opportunities. A significant portion of the profits derived from the residential sector is anticipated to finance the advanced technology development and essential site-formation activities, including the construction of a smart modern logistics hub featuring JD.com as a key operator, with an ambitious operational timeline of 55 months.
